Following a recent unexpected announcement from JHAI we would like to expand and clarify the information you have possibly received. JHAI have taken the decision to scale back their operations across the UK. They, like many building control practises, have seen an increase in work in the last year, and to compound their issues JHAI have lost a number of staff to competitors over recent months. This means they are significantly under resourced and can’t confidently cover the number of enquiries they are receiving whilst maintaining a decent service level. Unfortunately this (change in procedure) has been forced upon us by circumstances out of our control and relates to our statutory licence requirements that we only accept projects to review where we have sufficient resources to perform our statutory function. This is a strict licence requirement and having lost key staff to competitors in recent months/weeks it has become increasingly difficult to meet our statutory objectives and responsibilities
This has been echoed in recent weeks via feedback from a number of Prefix customers, it was clear that service levels from JHAI have decreased significantly. Whilst this was an unexpected communication, it’s unsurprising given the level of feedback we’ve received in just a few weeks. Frustratingly Prefix didn’t receive any prior warning of the changes from JHAI, but we do a have a small notice period for replacement roofs as stated below.
JHAI will therefore be continuing to deal with applications deposited up to and including today; any applications submitted between now and the end of the month (June) will also be dealt with provided these commence on site before 01/08/2021.
Also, it’s important to clarify that this is for replacement roofs only, we are of the understanding that any new build or full replacements are unaffected, you will be able to use JHAI for this purpose if you have done so in the past. If the project is to utilise the same foundation on the same footprint – this would not be covered. Extending or reconfiguration of the existing structure would be accepted by JHAI.
As you know the Prefix WARMroof has LABC certification and is Building Control compliant. This means the WARMroof system is preapproved and your local authority building control department are able to undertake the process for roof replacement projects, the certification should ensure a smoother route towards sign off. We would encourage you to take this route short term if you don’t already have any links to an independent inspectorate of your own. There are many independent building control companies dotted around the UK, we can provide any support you may need if you wanted to explore your own options for these services.

We will now start the work to look at alternatives to replace JHAI’s services, they will be credible options to LABC and will provide our customers with choice, we will update you further once we have more news.
